When your roof is nearing the end of its lifecycle and need replacement, there are some clear signs that you’ll want to look for. Beyond the obvious holes, termites, etc. there are more subtle signs that you’ll need to look closely to see. Below we’ll show you the top ones.
Signs you need a roof replacement
You have an old roof
Whether or not your roof can be considered “old” depends on the type of roof that you have because different roofing materials have different lifespans. Asphalt lasts for 12-20 years on average. So an asphalt roof that’s 20 years old most likely needs to be replaced. However, a metal roof has a lifespan of anywhere from 40-70 years so consider the material used and whether or not it’s nearing the end of its lifespan.
If you’ve had roof repairs in the past or a re-roof, you’ll also want to consider a roof replacement this time.
You can see broken or damaged flashing
Flashing seals your roof joints to help prevent moisture. It can be made of cement, metal, or tar depending on the age and type of roof you have. When your flashing begins to degrade, it exposes your roof to water damage. Once water begins permeating your roof, it can cause rotting and moist wood can attract termites. Both of these lead to more expensive repairs down the line so it’s best to fix your roof as soon as you can.
Curling or missing shingles are visible
Your roof is always in the sun, wind, rain, and takes a beating all year. Over time, this breaks down your roof, can cause shingles to come loose, or cause them to start curling. Another telltale sign that your roof is breaking down is finding debris or granules from your shingles in your gutter. If you see any of these, it’s a good idea to get a roof inspection.
Discolored ceilings and walls
If you notice that your ceiling or walls are changing color in any areas, this is a telltale sign that you have a leak in your roof and it should be looked at immediately. When you notice the discoloration, check the insulation in your attic to see if it’s dry or damp. If it’s recently rained and your insulation is damp, then water is leaking and you should call a pro to inspect.

You have animals entering your home
When opossums, squirrels, rodents, etc. start making nests in your attic, it’s a good sign that you’re missing or rotten eave section or even a hole somewhere in the roof. You’ll want to hire a professional to do a thorough inspection and probably a pest control company after that.
